Founder & CEO of 34th Floor Hospitality, Olivier Zardoni bringsover three decades of global hospitality experience to DC with Dirty Habit, the restaurant concept he opened in 2016 in Washington’s Penn Quarter.


Zardoni opened Dirty Habit as an extension of his 34th Floor Hospitality brand, a successful development & management group he founded in 2013 that has worked with partners & clients such as TopGolf, MSC Cruises, Barrière Casino & Resort,Pebblebrook Hotel Trust, MGM International, Hilton International and more. Hailing from Montpellier, France and working on consulting projects around the world, Zardoni offers a unique intercontinental lens to his projects, ensuring each reflects the gold-star level of culture and service of which the global traveler is accustomed.


Prior to founding Dirty Habit and 34th Floor, Zardoni’s storied career includes roles as SVP & Managing Partner of Sugar Factory, Director of Restaurant Development & Operations at The Cosmopolitan Las Vegas and Wynn Encore Las Vegas, and Director of Operations for the Michelin-starred Aquavit Restaurant in New York City. Before moving into operations and management, Zardoni began his career in hospitality as a sommelier at some of the top fine dining institutions across France and New York, an accreditation which influences his love for artisanal food and beverage programs to this day. Known for blending the craftsmanship of traditional culinary ethos with modern sensibilities, Zardoni’s passion lies with anemphasis on guest experience and creative offerings. When he’s not traveling for consulting projects or in DC with the Dirty Habit team, Zardoni enjoys cooking for friends & family and opening a good bottle of wine.
